The main reason why we say that is because central air ductwork is often designed to snake around inside the walls, ceiling, and attic of the home, and these places can be difficult (or impossible) to access without causing considerable damage. However, thermal imaging allows an inspector to see straight through the walls or other locations and identify significant changes in temperature related to your HVAC. It can quickly detect cracks or gaps in ductwork that are causing you to lose cool air. It can also point out clogged coils in the condenser unit that are causing it to overheat.
