In this month’s Louisville Home Inspection Picture we see a patio that appears to have settled toward the foundation. This may not seem like much, but it is something that I take definite note of during a home inspection. When this occurs, the weight of the patio is now resting against the foundation laterally. On top of that you have hydro-static pressure (the weight of wet earth basically) that is pushing against it. While a poured foundation like this one can hold up to that, a block foundation or peers likely would not. On top of that, moisture intrusion becomes a real issue as well.
